When is rent due?
Rent is due on or before the first of each month. A $50 late fee will be incurred on the 6th day of the month if your rent has not been received. If your payment is returned for any reason, you will be responsible for any charges incurred by Urban Dwell Property Partners.
How do I pay my rent?
Urban Dwell Property Partners (UDPP) accepts monthly rent payment by an online payment system, automatic deduction, direct deposit and a personal check/money order/cashier's check via the mail. More detailed information about payment methods can be found in your lease contract.
I have a roommate. Can we have two separate lease contracts and payments?
No. Urban Dwell Property Partners requires one contract for each rental and all parties are responsible for all aspects of the lease contract. You will determine the portion of rent payment for each lessee (i.e. one pays more for a larger room), but the full rent is due each month The full rent payment must be paid on time or you will be subject to late fees as outlined above.
Can I have another person move in with me after I've moved in?
You must obtain permission by Urban Dwell Property Partners to have another party living in your rental, and they must be qualified as a tenant by completing the application process. You may be subject to an increase in rent if it is a permanent situation. If another party moves in without prior approval, you will be subject lease termination.
What happens if I don't pay my rent?
Rent is due on the first of each month. A $50 late fee will be assessed on 6th day of the month. If you continue to not pay the rent and have not communicated with Urban Dwell Property Partners, you will be served a legal notice to pay your rent or vacate your rental. Rent must be received by the time period set forth in the legal notice or you will be subject to eviction proceedings. By signing a legal contract to pay monthly rent for the full lease term and become responsible for that amount without exception.
How do I report a repair that needs to be done in my unit/house?

Will you notify me when a maintenance/repair person is coming to my home?
Yes. Urban Dwell Property Partner's is required to give you 24-hour notice prior to entering the premises. We will schedule a time for repairs while you are present, unless you give authorization for repair technicians to enter the premises while you are away.
What constitutes an emergency repair?
If you have an emergency, please call our 24-hour emergency hotline at 206 905 8683. An emergency repair is defined as a concern that will cause an immediate safety hazard to you and/or other residents, or damage to the property. Some examples of this would include a gas leak, electrical problem, broken pipe, overflowing toilet. When you call the 24-hour access line, the person receiving the call will assess the situation to determine if it is, in fact, an emergency and make the appropriate recommendations to fix the problem.
What am I responsible for inside my rental?
You are responsible for the operation of smoke alarms, light bulbs, clogged drains, and repairing anything that you damage or break in the rental. If you need clarification, please contact us at 206 905 8683 or email info@urbandwellproperties.com.
Can I make any changes to the paint or redecorate as I wish?
Renovations or remodeling to the rental may be made with prior approval by Urban Dwell Property Partners.
Can I receive reimbursement for repairs I make on my own?
Reimbursement for repairs will only occur if Urban Dwell Property Partners gave approval for the repairs prior to work starting.
What do I do if my neighbor is noisy?
If your neighbor is consistently noisy (not just one time), we suggest you talk to that person in a friendly manner to let them know. They may be unaware, so a friendly chat may be all that is needed. If the noise persists, please contact Urban Dwell Property Partners and we will contact the resident(s).
What do I do in the event that I lose my keys?
Contact Urban Dwell Property Partners to obtain new keys to your rental. If it is after business hours, please contact our emergency access line. You will be charged $10 per key to replace the keys you lost.
Can I terminate my lease if I need to move out of town?
If you know you have to vacate your rental, contact Urban Dwell Property Partners immediately. We will work with you to find a new tenant, but you will be responsible for the monthly rent until we find another resident to fill the rental.
Can I sublease my rental?
In the event that you wish to sublease your rental, prior approval must be obtained by Urban Dwell Property Partners. If approval is given, you are still responsible for the lease contract.
I want to stay in my rental when my lease contract ends? What do I do?
Urban Dwell Property Partners will discuss the renewal of your lease contract for another term prior to the end date of your current lease.
When do I have to notify you if I want to move out when my lease ends?
We require 20 days written notice before the end of the rental period if you plan to move out. If you have not given proper notice, you will automatically be put on a month-to-month lease until either notice is given or we renew your lease contract for another term.
What if my roommate leaves, but I stay?
When you know your roommate is leaving, please contact Urban Dwell Property Partners prior to his/her leaving. Your new roommate must complete an application pay a $35 application, and be placed on the new lease upon approval. If you plan to live by yourself, you will be responsible for the full rent amount.
Will I be reimbursed my portion of the security deposit if I move out, but my roommate stays?
Security deposits are only reimbursed upon termination of the lease. If you move out and your roommate stays, it is up to you to be reimbursed from your roommate.
How do I get my security deposit reimbursed when I move out?
At the end of your lease term, Urban Dwell Property Partners will perform a walk through with you to assess any required cleaning or damages incurred while you resided in the rental. Within 14 days of move out, you will receive reimbursement for your security deposit less any charges for damage incurred. A statement detailing the damages will be included.
