Prospective Resident Application Process
Please review the following before you begin. We require applications be completed fully and legibly before we can review and process it. An incomplete or illegible application can result in a delay in the process and possible denial of tenancy.
Qualification
Acceptance of tenancy is based on your credit, verified income, ability to pay full rent on time, current and former landlord references and a criminal background check. We strongly adhere to the Federal Fair Housing Act and the Washington Law Against Discrimination and the Seattle Landlord Tenant Laws. Application processing is generally 2-3 days. Notification
When an application has been approved or denied, you will be notified immediately. If your application is denied, legally we cannot disclose the reason(s). We will give you the phone number of the credit-reporting agency so you may contact them directly for a copy of your credit report. Rents and Deposit
Initial rent and deposit are to be in the form of a Cashier's Check, Personal Check or Money Order. Rent payments thereafter can be made by personal check or direct deposit. We do not accept cash. All applicants must provide a photo proof of identification (i.e. driver's license) upon signing of the lease. We will retain a copy of this ID in your file with Urban Dwell. Lead Based Paint
The dwelling you are applying for may or may not contain Lead Based Paint. A Lead Based Paint brochure will be provided to you prior to move in. Urban Dwell Property Partners makes no representation as to whether or not this property contains Lead Based Paint unless otherwise specified. If you are concerned about Lead Based Paint exposure prior to making an application, please contact us for a copy of the brochure immediately. Household Mold & Moisture
Upon moving in you will receive a pamphlet guide providing information and guidance for renters on how to clean up residential mold problems and how to prevent mold growth. Application Fee
A non-refundable application fee of $35.00 per adult (age 18 or older) as well is required to process each application. A valid state/federal issued photo identification is also required.
